How Do You Prepare Your Buyers For Multiple Showings?
Bring Snacks
My first piece of advice when getting prepared for multiple showings is to bring water and snacks. Something quick and easy to eat in the car in between showings is perfect. Anything can happen when showing property and there’s not always time to stop and eat. The schedule is usually pretty tight and there is little time for distractions. If you’re anything like me, when your clients ask you to preview homes, you make the most of it. It’s a long day.
Wear Comfortable Shoes
Secondly, when getting prepared for multiple showings, wear comfortable shoes that are easy to slip on and off. Remember, it is almost always a tight schedule and it is important to stay on track. Assume that you should remove your shoes in EVERY home. Easy to kick off and slip on shoes is a game changer especially when there are people in line behind you.
Smile! You’re on Camera
Third, when walking into a home keep both your critical and positive thoughts to yourself. Many homes are outfitted with cameras that are watching your every move. More than that, they may even be listening in. Remember to write down all your questions to ask your real estate agent once you leave the home.
Take Notes
Lastly, when preparing for a day of showings, bring a pen, a clipboard and a notebook. Most realtors will provide you with these items along with local listings for comparison. Since you are trying not to speak positively or negatively about the home, this allows you to jot down your thoughts. Remember, if you end up putting an offer on a home you toured, reviewing the things you wrote down will come in handy when speaking with your inspector.
